Mixed-Use DevelopmentWe assembled 462 lots totaling 36.4 acres from 18 different owners over four-years. Zoning changed from Residential to Mixed-Use PD. We secured approvals for 297,000 SF of industrial / flex space, 343 rental apartments and a gas station / convenience store. The project is located adjacent to 2 existing Amazon facilities and a new Amazon under construction.
Residential CommunityUS Home ( now Lennar ) had us complete the permitting and move the project into development. We modified the golf layout, moved 2 million cubic yards of earth, creating the first four subdivisions, installing the master stormwater and two gated entrances, developed the community park and golf facilities, and the golf course's four signature finishing holes.
Residential DevelopmentBlue Lake Cove is a 23-lot single-family residential community featuring 75' x 120' homesites. Guiding the property through annexation, rezoning and entitlements, we are now moving into development and infrastructure. The finished lots are being sold to a national homebuilder—taking the project from raw land through approvals to development-ready homesites.
Creative Problem SolvingWe love the creativity involved in lot splits. The Owner wanted to split his property into 3 homesites but lacked the frontage needed for the third lot. We discovered a forgotten 33' strip with years of unpaid taxes, bought the Tax Certificate from Orange County, forced the Tax Deed Sale and added it to his property—creating the frontage needed to make the third homesite.
